Overview
What boiler servicing & repairs involve
What it is
A boiler service is a full safety and performance check of your boiler by a Gas Safe engineer: inspecting and cleaning key components, checking the flue and combustion, and confirming it is running safely. Repairs cover diagnosing and fixing faults. We service and repair all gas appliances, not only boilers we have fitted, including gas fires.
Who it's for
It suits every household with a gas boiler, landlords who need annual checks, people whose lease requires a yearly boiler service, and anyone whose boiler is showing a fault code, losing pressure or making unusual noises.
When you need it
Most manufacturers ask for a service every 12 months to keep the warranty valid. Book a repair as soon as you notice no heating or hot water, pressure dropping, leaks, banging or whistling, a yellow flame, or the boiler locking out.
Why use a professional
Gas appliances can produce carbon monoxide if they are not burning correctly, and faults can worsen if left. Only a Gas Safe registered engineer is legally allowed to work on gas appliances. Regular servicing catches small problems before they become breakdowns.
What happens if it's left
The cost of putting it off
Skipping a service or ignoring a small fault tends to lead to bigger bills and a breakdown when you least want one.
Carbon monoxide risk
A poorly burning appliance or blocked flue can produce carbon monoxide, which you cannot see or smell.
Invalid warranty
Many manufacturer warranties require a yearly service; missing one can leave you paying for repairs that would have been covered.
Small faults grow
A slow leak or failing component left alone can damage other parts and turn a simple repair into a replacement.
Wasted gas
A boiler that is out of adjustment burns more fuel for the same heat.
Common mistakes we see
- Only calling an engineer when the boiler stops working completely.
- Repeatedly topping up pressure without finding out why it is dropping.
- Letting an unregistered person work on a gas appliance.
- Forgetting gas fires and other gas appliances need checks too.

In detail
What a boiler service and repair involve
Knowing what is checked helps you get the most from each visit and spot when something needs attention.
What an annual service covers
A typical service includes a visual inspection, checking the flue and ventilation, examining and cleaning key internal components where required, testing gas pressure and combustion, and checking the controls and safety devices.
Common boiler faults
Frequent issues include loss of pressure, pump or fan failures, diverter valve problems on combis, frozen condensate pipes in cold weather, ignition faults and thermostat or control failures.
Gas fires and other appliances
Gas fires need regular checks just like boilers, especially for flue and ventilation safety. We service and repair all gas appliances.
Landlords and leaseholders
Landlords must have gas appliances checked every year. Some leases also require tenants or owners to service the boiler annually: we regularly carry out these yearly visits.
Repair or replace?
If a boiler is old and the repair is expensive or parts are hard to find, replacing it may be better value. We give you both options honestly so you can decide.
Keeping the system healthy
Sludge in the pipework causes many recurring faults. A powerflush or magnetic filter can protect the boiler and improve heating.
Signs your boiler needs attention
Watch for pressure that keeps dropping on the gauge, the boiler switching itself off, hot water that runs hot then cold, radiators that take much longer to warm up, water under the boiler, unusual noises, or soot marks around the casing. Any smell of gas should be reported straight away to the National Gas Emergency Service before calling an engineer.
Carbon monoxide safety
Every home with a gas appliance should have a working carbon monoxide alarm. A service checks that the appliance is burning correctly and that the flue is clear, which is the most reliable way to reduce the risk of carbon monoxide in the first place.
