Overview

What boiler installations involve

What it is

A boiler installation means removing your existing boiler and fitting a new one that suits how your home actually uses heat and hot water. That covers choosing the right type (combi, system or regular), sizing its output to the property, connecting the gas, water, flue and condensate safely, and commissioning it so it runs as the manufacturer intended. Boiler installations are our main specialism: it is the job we do more than any other.

Who it's for

It suits homeowners whose boiler is old, breaking down regularly or no longer covered by parts support, landlords replacing a boiler between tenancies, and anyone renovating who wants the boiler moved or the system changed. We also fit LPG boilers for homes off the gas grid.

When you need it

The usual triggers are repeated breakdowns, rising gas bills, a boiler that struggles to keep up with hot water demand, a failed part that is expensive or hard to source, or a renovation that changes where the boiler needs to be. If an engineer has already told you a repair is uneconomical, that is normally the time to compare a replacement.

Why use a professional

A boiler handles gas, combustion and flue gases inside your home, so by law it must be fitted by a Gas Safe registered engineer. Beyond safety, the quality of the install decides how efficient and reliable the boiler is for years: correct sizing, clean pipework, a cleaned system and proper commissioning are what make a manufacturer's warranty valid and a boiler last.

What happens if it's left

The cost of putting it off

Putting off a failing boiler rarely saves money. The problems tend to stack up, and they usually arrive in the coldest weeks of the year when engineers are busiest.

Breakdowns at the worst time

Older boilers are most likely to fail under heavy winter load, leaving you without heating or hot water while you wait for parts.

Higher running costs

An inefficient boiler burns more gas to deliver the same heat, so the cost is paid every month rather than once.

Repair bills that keep coming

Once major components start failing, one repair is often followed by another, and some parts for older models become hard to source.

Safety concerns

Poor combustion, flue problems or leaks need to be dealt with by a Gas Safe engineer, never ignored or patched by an unregistered fitter.

Common mistakes we see

  • Choosing a boiler on price alone without checking it is sized for the home.
  • Fitting a new boiler onto a dirty system without cleaning it first.
  • Swapping to a combi without checking water pressure and hot water demand.
  • Using an installer who is not Gas Safe registered or who will not register the warranty.

Our process

How we do it, step by step

  1. 01

    Survey

We look at your current boiler, pipework, flue route, gas supply and how many people use hot water, so the recommendation fits your home.

In detail

Choosing the right boiler for your home

There is no single best boiler. The right choice depends on the size of your home, how many bathrooms you have, your water pressure and where the boiler can sit.

Combi boilers

A combi heats water on demand straight from the mains, so there is no hot water cylinder or loft tank. It suits flats and small-to-medium homes with one main bathroom and good mains pressure. It frees up cupboard space but can struggle when two showers run at once.

System boilers

A system boiler heats a stored hot water cylinder, usually without loft tanks. It suits homes with more than one bathroom where several taps may run together. Pairing it with an unvented cylinder gives mains-pressure hot water throughout the house: we are G3 certified to fit these.

Regular (heat-only) boilers

Regular boilers work with a cylinder and a cold water tank in the loft. They are common in older properties and can be the simplest like-for-like replacement where the existing pipework is designed around gravity-fed hot water.

Like-for-like swap or conversion

Replacing the same type of boiler in the same place is the most straightforward job. Converting from a regular or system boiler to a combi, or moving the boiler to a new room, involves more pipework and flue work: we assess this on the survey so the quote reflects the real job.

Natural gas and LPG

Most homes run on mains natural gas. For properties off the grid, we are LPG registered and can fit modern LPG boilers that run on bottled or bulk tank supply.

Controls and system care

A new boiler performs best with a clean system and good controls. We can powerflush older systems, fit filters, and install smart heating controls at the same time, so the new boiler is not working against sludge or a poor thermostat.

Homes, flats and rental properties

In a flat, flue routes and space are usually the deciding factors, and a compact combi is often the natural fit. In family houses with several bathrooms, stored hot water tends to work better. For landlords, reliability and easy servicing matter most, and a straightforward like-for-like replacement keeps disruption between tenancies to a minimum. We take all of this into account on the survey rather than recommending one model for every home.

Boiler installations across the North East

Much of our work is in North Shields, Tynemouth and Whitley Bay, close to our base on The Broadway, but we install boilers across every NE, SR and DH postcode and parts of DL. Older terraced and Victorian homes in the region often have long pipe runs and original systems, so cleaning the system and checking the pipework are an important part of fitting a new boiler there.

FAQs

Boiler Installations: your questions answered

How much does a new boiler cost?

It depends on the boiler type, the model, and whether it is a like-for-like swap or a conversion or relocation. We do not publish fixed prices because every home is different, book a free survey and we will give you a clear written quote.

How long does a boiler installation take?

A straightforward like-for-like swap is usually much quicker than a conversion or relocation, which needs extra pipework and flue work. We confirm the expected timescale on your quote.

Do you take a deposit?

No. We do not take a deposit on boiler installations. The only job we take a deposit for is a full bathroom refit (25%).

Which boiler brands do you fit?

We are an accredited installer for Baxi, Worcester Bosch, Ideal and Vaillant, and we will recommend the model that suits your home.

What warranty do I get?

You get the manufacturer's warranty on the boiler, which we register for you, plus our own 12-month warranty on our workmanship.

Can you replace a boiler quickly if mine has broken down?

We always try to help. Same-day callouts are offered on a best-effort basis for existing customers, and we will move things around where we can, one customer had their boiler replaced within two days of it breaking down.

Can you move my boiler to a different room?

Yes. Relocations are common during renovations. We check the flue route, gas supply and condensate options on the survey.

Should I switch to a combi boiler?

Often, but not always. Combis suit homes with one main bathroom and good water pressure. Larger households may be better served by a system boiler and cylinder. We will explain the trade-offs honestly.

Which areas do you cover?

We install boilers across all NE, SR and DH postcodes and some DL postcodes, including North Shields, Newcastle, Sunderland, Durham and Darlington.
